1. Who we are

This website, roxelinvest.com (the “Site”), is operated by Roxel Innovative Investment Ltd, a company incorporated in the Republic of Cyprus (registration number HE 472635, VAT number CY60149525D with its registered office at 13 Tepeleniou Street, Tepelenio Court, 2nd floor, 8010 Paphos, Cyprus. 2. Acceptance of these Terms

By accessing or using the Site you agree to these Terms of Use (the “Terms”). If you do not agree, please do not use the Site. These Terms apply to your use of the Site only. Any purchase, reservation or investment is governed exclusively by the separate documents described in our Property Investment Terms & Conditions and in the agreements you sign.

3. Nature of the information on the Site

The Site provides general information about our properties, projects and services. Nothing on the Site is an offer, invitation or solicitation to buy, sell or invest, or financial, legal, tax, immigration or investment advice. Please obtain independent professional advice before making any decision.

4. Property information, prices and availability

We take reasonable care to keep descriptions, specifications, prices, availability and delivery dates accurate. They are indicative, are subject to change or withdrawal without notice, and do not form part of any contract. Availability is confirmed only when a written agreement has been signed by us and any required deposit has been received. Completion dates for developments under construction are estimates and depend on permits, authorities, weather, supply chains and other factors outside our control. Only the plans, specifications, permits and terms set out in the signed sale agreement are binding.

5. Renderings, computer-generated and AI-assisted imagery

Many images, films and walk-throughs on the Site are architectural renderings or other computer-generated content, or have been created or enhanced using artificial intelligence, including virtual staging of furniture, décor and landscaping. Where this is the case, we aim to label the content accordingly. Such content illustrates a concept or an ambience, does not show the actual or final condition of a property, and may differ in layout, finishes, views, surroundings, furniture and fittings. Furniture, décor and fittings shown are not included in a sale unless the signed agreement says so.

6. Market, statistical and area information

Statements about the Paphos market, infrastructure, education, tourism, safety, yields or capital growth reflect our views and publicly available sources at the time of writing. They are not guarantees or forecasts, may become outdated, and should be independently verified. Illustrative yield or return figures depend on stated assumptions and are not a promise of future results.

7. Residency, immigration and acquisition rules

Information on the Site about Cyprus permanent residence (including under Regulation 6(2) of the Aliens and Immigration Regulations) is general. We are not an immigration authority. The programme, its thresholds (at present a minimum qualifying investment of €300,000 plus VAT, together with income and other criteria) and its procedures are set and may be changed by the Cypriot authorities, and eligibility depends on each applicant’s circumstances. We do not guarantee that any property or purchase will qualify or that any application will succeed. Purchasers who are not EU nationals may require a permit under the Immovable Property Acquisition (Aliens) Law, Cap. 109, and the rules may change. Please obtain advice from a qualified Cyprus advocate or licensed immigration adviser.

8. Intellectual property

All content on the Site, including text, logos, images, page designs, page dynamics, renderings, photographs, video, floor plans, layout and software, belongs to Roxel Innovative Investment Ltd or its licensors and is protected by copyright and other intellectual property laws. We grant you a limited, non-exclusive, revocable licence to view the Site and to print or download extracts for your own personal, non-commercial use. You may not otherwise reproduce, distribute, modify, publish or exploit any content without our prior written consent.

9. Acceptable use

You must not: use the Site unlawfully or fraudulently; impersonate any person; submit false or misleading information; introduce malware or interfere with the Site’s security or operation; use automated tools to scrape, harvest or copy content; or attempt to gain unauthorised access to the Site or its systems.

10. Enquiries and communications

Submitting an enquiry or booking a consultation does not create a contract, a reservation, a client or agency relationship, or a lawyer-client relationship. No statement made on the Site, by email, by telephone or in person binds us unless it is contained in a written agreement signed on our behalf by an authorised person.

11. Third-party links

The Site may link to third-party websites, including those of partner agencies and listing platforms. We do not control them, are not responsible for their content or practices, and do not endorse them by linking.

12. Privacy and cookies

We process personal data in accordance with our Privacy Policy and Cookie Policy.

13. Availability of the Site

We aim to keep the Site available and secure but do not warrant that it will be uninterrupted, error-free or free of harmful components. We may modify, suspend or withdraw any part of it at any time.

14. Disclaimer and limitation of liability

The Site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we are not liable for any indirect or consequential loss, or for loss of profit, opportunity or goodwill, arising from your use of or inability to use the Site or your reliance on its content. Nothing in these Terms excludes or limits liability for death or personal injury, for fraud or fraudulent misrepresentation, for wilful misconduct or gross negligence, or for any liability that cannot be excluded under applicable law, and nothing affects your statutory rights as a consumer.

15. Changes to these Terms

We may update these Terms from time to time. The current version is always on this page with its “Last updated” date, and your continued use of the Site after an update means you accept the updated Terms.

16. Governing law and jurisdiction

These Terms, and any non-contractual obligations arising from them, are governed by the laws of the Republic of Cyprus. The courts of Cyprus have jurisdiction over any dispute arising from them. If you are a consumer, this does not deprive you of the protection of the mandatory provisions of the law of your country of habitual residence, or of any right to bring proceedings in the courts that have jurisdiction under mandatory rules.

17. General

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions continue in force. Our failure to enforce a right is not a waiver of it. The English version of these Terms prevails over any translation, which is provided for convenience only.
